Welcome! Each month, I try and provide updates on the rental market based on my personal experience and email requests.
I know you've looked at many other sites before coming here. I've been in real estates since 1997 and with all
those years of experience, I can make your househunting efforts go smoothly. Guam is my home, I grew up here, left for
college and came back. Now, I want to make this beautiful island your home.
I'll start off by reminding
customers I don't work with short term rentals. I receive frequent requests for weekly or 1 month stay. Your
only choices are a hotel or a condo style hotel. Many landlords don't want to work with short term when they could
rather have long term tenants and less turn around.
I also have a lot of customers who want to make an offer online.
Unless I've seen it and think you really should jump on it, hold off because pictures are deceiving and until you see
the unit in person, don't make any offer online.
Another common request is for condos/townhouses
with carports under $2k in the Tamuning/Tumon area. First, you're not going to find a nice house in that price range
in that area. Most customers will settle for a nice townhouse or condo but it's hard to find one with a carport.
That's just how Guam is. Many complexes, even high end properties were made without covered parking. There has also
been a lot of requests for customers wanting to preview properties while they are visiting Guam for a few days but not planning
to move in several months later. I know many want to find out what housing looks like when you get here but they won't
be the same inventory when you get here and we'll have to househunt all over again. Good properties go quickly and
so it's best to look at the properties when you finally arrive and are ready to move in. Because I am quite busy
with many customers who are already on island and need to move in asap, I may not be able to entertain customers who are not
in need of immediate housing as I must give priority to those who need to move in asap.
Also, I get alot
of emails from prospective newcomers and try to get back to everyone quickly but I spend all day in the field showing
properties, please be patient with a reply. I do get back to everyone as soon as I can. Also, I have a lot mail
that's going to my spam filter. In case, you don't hear from me within 5 days, I suggest you
resend again to see if it goes through. On another subject, many customers want to get an idea of what
to expect for housing and provide a listings of recommendations. I have many requests to "please send me a list
of rentals available" or "I'm not arriving until 6 months from now, what can I expect?" Every
customer can view the Mulitiple Listing Service (MLS) and search for properties online, anytime at their leisure.
The MLS is the same database Realtors use to select properties for your househunting. It is updated 24/7, so what you
see is current to what Realtors can see. I recommend reviewing the MLS system frequently especially a week prior to
your arrival to give you an update of the most current rentals available. You can search the MLS by clicking "Search
all Guam real estate listings now" above my home page. If there are no photos, the list agent has not uploaded
any photos for that listing. Keep the list numbers you like and when your arrival nears, I will research them to find
out if they are still available. The MLS is a powerful tool for househunting whether you are arriving tomorrow or
next year and just want to get an idea of what's out there. I still get a lot of customers requesting
a listing of properties but you have that capability to look at listings anytime. If you'd like me to find out more
info, just email me the list numbers and I'll look into. Lastly, I rarely take phone calls during the
day when I'm driving with customers so please leave me a voicemail or email me. I truly prefer an email if you are
still not on island because you can detail all the info I need to know so I can respond back answering most of your questions.
It's also easier to email me because I'm always on the road and I check my email all the time
on the go. Please keep the time difference of Guam in mind. I have received calls as early as 3am in the morning.
Again, I'm quick to respond via email. I will do my best to find you the best home/condo/townhouse within

Why do all the driving if you don't know your way
around Guam? I will take you house hunting until you are completely satisfied.

Don't waste your time looking at classifieds, getting directions on how to find a place, driving around
aimlessly. There are so many units on the market not listed in the classified ads that you aren't aware of, I'll save you
time, gas, stress... and provide you the best list of choices that are available from the specifications you provide me and
I'll show them all to you.

Keep in mind that renting in Guam isn't cheap. Most newcomers always compare that they can get more from the same price
renting elsewhere in the mainland. With much military arriving to the island, the rental market inventory doesn't last that
long especially for good units in excellent condition. If you see something you like, don't wait too long before you
make an offer because it can be gone. I can't stress this more than enough. I've seen many units that were taken
because my customers took sometime to think about it. I share the same database, the Multiple Listing Service,
with all the Realtors on the island so even if you work with another agent, that agent will be providing you the same info
on the market. But I have many leads on units that are not even on the market yet as I specialize in rentals, many
landlords always contact me first about their units coming availability.

Beachfront living is the most common request by many who move to Guam. Tumon is the most desirable location to live for many
newcomers because it is Guam's entertainment, shopping, hotel, and tourist district similar to Hawaii's Waikiki. A beachfront
condo in Tumon can cost anywhere from $2000 for a 2 bedroom, $3000 for 3 bedroom and on the high end, prepare to spend $4500
for a 3 bedroom unit in one of the most elegant, newest beachfront condos in Guam. Even with these prices, there are only
rare openings for such units at any given time.

But if you can't afford beachfront living, you can still enjoy Tumon with many oceanview apartments averaging $1000-$1200
for a 3 bedroom unit that are walking distance to the beach and to lots of shopping
