Guam has many choices in neighborhoods to choose from. Tamuning still remains a favorite village being centrally located
in the heart of Guam. Tamuning is home to many conveniences such as shopping centers, theatres, airport, restaurants, clinics,
hospital, schools, post office, and just about everywhere you'll need to go is a stone's throw away. Because of it's central
location, Tamuning rental rates tend to be a little more pricier than what you find in the northern or southern part of Guam.
Below, I have taken photographs of some of the most popular condominiums/apartments/townhomes to live in this neighborhood.
These are some of the top choices from my customers. This will give you an idea of what rental units look like and their prices.

Examples of most popular choice to live in this neighborhood are Oka Towers, a must see complex, truly beautiful in landscaping
and building design. Luxury living is truly the words to describe this place with awesome ocean & city view. This complex
has 1-4 bedroom floor plans. Rentals rates average $1000-$4000 and the compound includes a pool, tennis court, playground,
state of the art 24 hr. security, mailbox on site, and koi ponds.



A most popular complex is the very centrally located Royal Gardens.
Many different floor plans ranging from modest 2 bedrooms to executive units of 4-5 bedrooms with enclosed garage. Includes
swimming pool (with swim lessons offered too!), basketball court, tennis court, children's playground, onsite mail delivery,
onsite resident manager, 24 hour roaming security, what else could you want! Ideal for doctors who want to be near the hospital,
military families who want to be central or anyone who wants to live large! Rentals range from $1500-$2500/month.


Agana Bay Condo is the alternate choice to living in beachfront properties from Tumon. Unlike it's name, it's located
in Tamuning but with a beach fronting the Agana Bay. You can walk to nearby hotels Santa Fe, Onward Hotel, and Alupang Beach
Towers. This complex of 3bd/2ba units features, secured entry, security guard, covered parking (wow...not many place do!),
swimming pool and of course beacfront, need I say more. Rent averages about $2200 and is well worth it to live on
a beach.



Agana Beach Condominiums is a most popular beachfront complex. So popular that there is usually a waiting list to get
a unit here. It's probably because of it's beautiful oceanview units(on higher floors), backup generators, secured entry,
covered parking, swimming pool, playground, and of course beachfront access. There are 1-4 bedroom floorplans available ranging
from $2200-$3500.

Perlas Court is a beautiful community located very central to everything. This complex of 2-3 bedroom units rent from $1200-$1400
and with a nice pool too and security guard in the evenings.



Absolutely the best deal for a beachfront condominium. This complex has a studio, 1 bedroom or a 2 bedroom floor plan and
rent ranges from $1000-$1600. Includes all utilities except for phone. Each units are individually owned so each interior
finishing is completely different. This is a very popular rental place so units are rented quickly in this building. Pool,
security, mail delivery, childrens swingset and of course beachfront.



Pia Marine Condominium also functions as a hotel. There are 2 & 3 bedroom units ranging from $1000-$1500 month depending
on which floor and view available. Utilities can be inclusive also, you'll need to arrange this with the manager. Located
just off Marine Drive, upper Tumon and adjacent to the Tumon Golf driving range, this is a convenient place to live with full
generator backup, swimming pool, playground, security, mail service, restaurant, front desk with free internet service in
lobby. Also available for short term or month to month rental. The view from the bedroom and living room has an awesome ocean/city
view of Tumon.



Tumon is the heart and soul of Guam's hotel and entertainment district.
And also the most expensive neighborhood to live. Beachfront units can cost upward to $4000+ for luxury units such as
La Stella Maris shown on the above middle. The newest most exclusive beachfront condominium to date is Villa Kanton Tasi,
above right. This is the ultimate condo. Expect to pay $4500/month and you'll be one few privileged renters to enjoy this
heaven on Guam. Although not beachfront, the Regency Towers, pictured to the left with blue tinted windows, can command high
rentals rates from $3000 for these 3 bedroom units located behind the shopping district of Duty Free. Although
living on the beach is pricey, vacancies are rare and rent out quickly.




But if beachfront budget is not within your price range, you can live across the street and still enjoy some fantastic oceanview
from affordable complexes such as San Vitores Condominiums, pictured above right, or Tumon Vista Condominiums, pictured above
middle, where rent for a 3 bed unit averages $1200.00 or an executive's choice such as Blue Pacific Lattice and rent a 1 bedroom
starting at $1000.00+. Pia Resort Condo, shown on the left, is another popular choice with units ranging from $1200 for 2
bedrooms. You may be able to find more affordable rent in Tumon without much amenities and priced as low as $700 for a very
modest unit. Because Tumon is a demand neighborhood to live, most units available are rented quickly especially if it's in
good condition.


The most executive neighborhood in Tumon is this private compound of townhomes
and condominiums called Tumon Holiday Manor. Walking distance to Duty Free Galleria, Outrigger Hotel, the beach, or just about
anywhere in Tumon. Well-maintained, family-oriented, complex has pool, barbecue pavillions, and playground. These units are
rarely available as majority are homeowners. If you are lucky to get a unit here, townhomes with single carport that are 3-4
bedrooms rent for $2500/month. 2 bedroom units start average $1500 00 and a 4 bedroom condominiums rents for about $2100/month.
Location is just absolutely excellent.
